Many folks that commute along Lake Wheeler Road may be curious about the new development under construction off of Lineberry Drive. The four-story apartments and club house are framed and roofed, the stone pillar entrances are taking shape, and parts of Lake Wheeler Road and Lineberry are seeing road and sidewalk improvements.

We wanted to learn more about the project than what we saw in the planning documents and site photos. We sent some questions to John Preiss, Executive Vice President of New Business Development, who has been with the company since 1998.  Here’s our interview with The Preiss Company.

1) What makes this project different from other projects Preiss has done in Raleigh?

This is the most high-end project we have developed in the Raleigh market or any market in the country. Some of the specs include hardiplank and stone exterior, 7000 square foot club house with pool, granite countertops, stainless steel appliances, gated entry, ultra high speed Internet, Internet café, first class workout facility, volleyball court, ample parking, well over code and well over 1 to 1 ratio with bedrooms, and elevators in all buildings.

2) What are some of the community benefits of having this type of housing in Southwest Raleigh?

Purpose-built student housing positively affects the neighbors because it draws the students out of the single family homes where their neighbors may not have the same lifestyle. The high-end construction coupled with TPCO’s (The Preiss Company) management should make it a great addition to the area.

3) Parties, loud music, and loud noise are hot topics in neighborhoods around the NC State campus. What type of education does Preiss provide to their tenants to minimize these situations?

We have monthly controlled functions which help to deter individual parties, we will have night time security on-site who break up parties before they get out of hand. Each resident is responsible for signing the property rules & regulations addendum as well as the addendum outlining the City of Raleigh noise ordinance policy. Residents and guests are held accountable should they break the rules. Fines are assessed when rules are broken. Multiple issues will result in eviction. In addition, we also have safety seminars.

4) Is there still an opportunity to have a mixed-use or a neighborhood-retail component for this project?

We do not have space for mixed use on this project although the increase in density should make retail more attracted to the area on nearby parcels.

5) Some people have concerns about student housing being located next to a nursing home and a DHIC facility. How do you see these different use-types playing together?

We don’t see an issue with this. In fact we see a benefit of trying to work together to help each other out. There could be a great opportunity for students to volunteer and work with people that occupy our neighboring facility.
